Services for Prospective Landlords

Thank you for your inquiry into property management by Call Realty, Inc. We’re more than happy to share with you a little about our company and review our management policies with you.

My experience in property management began over 28 years ago with my own personal rental properties. A great deal was learned by trial and error! Previously, I was a property manager at a real estate sales company whose focus was on sales and listings, not on property owners and tenants. I decided to go out on my own and in May of 1993, I opened Call Realty Inc. I started with eight properties and a staff of one, and have grown to 500+ properties and a staff of 12 (four full time agents) with over 45 years of combined experience.

The services Call Realty, Inc. can provide depend upon your needs and desires as the property owner. We can be hired to solely secure a tenant or to manage a property once a tenant has been secured or both. We can do as much or as little as you desire all for the same fee.

Fees are as follows:

Leasing Fee: This is the first fee the owner will pay to Call Realty, Inc. once we have secured a tenant. The month the finder’s fee is assessed, the management fee for that month is included.

Management Fee: This is the monthly cost to the owner for Call Realty, Inc. to do full management for the property.

Advertising costs: Call Realty, Inc is responsible for placing all ads & signs for renting the unit. Owner is responsible for all costs associated with advertising.

Owner’s Account / Repair Account: This is an account we ask the owners to have with Call Realty, Inc. It is the owner’s funds held in a trust account to be used for emergency repairs or maintenance needs for the property.

We will collect rents, pay any bills or expenses associated with the rental property, deposit monies directly into the owner’s bank account, send proceeds directly to the owner, or hold funds in a trust. You, as the owner let us know how you would like us to manage your funds.

Our service includes handling all tenant concerns, doing drive-bys to check on exterior up keep of the property, and to periodically conduct interior inspections. Our goal is for the owner to have a worry-free experience as a landlord and to allow Call Realty, Inc. to take on the responsibilities associated with property management.

We are available seven days a week to our tenants and owners with office hours Monday – Friday. We do showings at the prospective tenant’s convenience, not just Monday through Friday. We advertise throughout the Spokane area through relocation companies, the newspaper, the Internet, the Call Realty, Inc web page (www.callrealty.com) and various contacts we have. An updated rental list is always available to tenants, 24 hours a day, at no charge.

Call Realty, Inc. specializes in RESIDENTAL PROPERTY MANAGEMENT EXCLUSIVELY. If you decide to sell a rental property, we do all we can to work with your listing agent to make the listing, showing, and eventual sale run as smoothly as possible. If you do not have an agent you are working with we are happy to refer you.
