Move-in Checklist
Thank you for choosing Call Realty! Now that you've been approved, here are your next steps:
You will be notified by our staff and will be required to pay your holding fee within 24 hours. The holding fee is equal to your security deposit. This fee is used to hold the property until you move in. Once your signed holding fee form and the holding fee are received at our office, the property will be removed from the rental market. When you sign your lease and move into the home, the holding fee will be credited to your deposit. In the event you do not move into the property, for any reason, this fee is non-refundable.
Setting up Utility Service
One your application has been approved and your possession date is scheduled, you are responsible for contacting the utility companies to start service in your name on the date your tenancy begins. We offer a FREE concierge service to our residents. Please visit our site here: My Free Connection (https://myfreeconnection.com/callrealty/) and a representative from Citizen Home Solutions will contact you to assist in setting up your utilities.
Moving In
Once you have paid your holding fee and signed the holding fee form, our team will email you details on when to expect your lease package from DocuSign. We sign our rental agreements through an E-signature process. We will need email addresses for each tenant and all documents will be signed via E-Signature. We conduct lock box move-ins. We sign all documents using DocuSign and once all funds have been received to our office, we will email you the lockbox code on your date of possession. We will then remove the lock box within a few days of your move-in. Our residents find this to be less stressful than meeting up to exchange money and keys. Move in on your time with Call Realty! Please note that we do not accept cash at any time in the office. All funds must be paid via cashier's check, money order or online payment. Online payments must be made at least 5 days before your scheduled move-in.
Moving Out
The first thing to do if you will be vacating is to make sure that you turn in your 20 day written notice to vacate. We have attached that notice here for you.
We find the move out process to be the most stressful part of a move for tenants. At Call Realty we go above and beyond to document the condition of each home at the time of move-in. We provide a statement of condition and a move-in condition checklist for the tenant, in addition, we document the home with hundreds of color photos. The photos and move-in report protects your security deposit from deductions that were pre-existing. It protects the property owner so there is clear and convincing evidence of its original condition and it protects our reputation. It is a win for all involved. Move-out Checklist
All good things must come to an end. While we're sad to see you go, this move-out checklist should prove useful as you prepare to leave your Call Realty rental.
Notice of Intent to Vacate
If you wish to leave your residence, you'll need to refer to the terms outlined in your lease. Certain fees may apply if you choose to break your lease. Please be sure to provide written notification of us your intent to vacate the premises, respecting the timeline in your lease.
Property Condition
You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:
- Rental Cleaning: Your unit must be thoroughly cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, cabinets, and appliances. You also need to vacuum and shampoo carpeted areas, wash windows, and remove all refuse from the property. Any garbage left behind may result in an additional fee.
- Landscaping & Outdoor Areas: You must also return your outdoor living space to its original condition. Please ensure you've addressed all landscaping responsibilities, including mowing the lawn, weeding flowerbeds, and replacing old lightbulbs.
- Repairs: Please be sure to address any damage that has occurred during your stay. If your residence has substantial damage, contact our offices for assistance.
Security Deposit
We will return your security deposit to you as quickly as possible. Please note, any fees, back rent, and repair costs will be deducted from the security deposit.
Remember, you cannot use your deposit as your final month's rent.
